When can I tour the facility?

We are happy to invite you for a viewing on any day of the week between 9am and 6pm.

Can I live near my friends

We will certainly try to accommodate any requests to be in a room near to friends. The sooner you book, the better the chance of us having neighbouring rooms available. We need to know your friend’s name and we also need written confirmation from them that they want to be close to you!

When will I receive the tenancy agreement

We will send your tenancy agreement within 48 hours of receiving your signed and completed paperwork as well as the deposit payment.

When do I need to pay my first rental instalment?

We offer 2 instalment types:

– 1 Full instalment (there’s no discount available for paying upfront in full)

– 3 instalments

The first instalment must be paid 10 days before the tenancy begins.

What does my deposit cover & when will I get it back?

Your deposit is registered by us with DPS (Deposit Protection Service). It covers any potential damages and end of tenancy cleaning costs that might occur. We will return the deposit within 30 days of your move-out date, provided there are no damages, or outstanding rental fees due.

How can I pay my DEPOSIT?

We accept deposit payments by debit/credit cards over the phone, at reception, or, alternatively, by bank transfer. Please contact the accommodation team for our bank details.

How can I pay my RENT?

We accept rent payments only using UK debit cards either over the phone, or at reception, or, alternatively, by bank transfer. Please contact the accommodation team for our bank details.

When can I move in?

Tenancies start from September 13, 2019. Please contact our accommodation team for more details and availability.

What does my rent cover?

The rent covers your room, all utility bills such as electricity, hot water and heating, basic contents insurance cover and use of the communal facilities. It also includes your 100 Mbps broadband and Wi-Fi connection.

Are my possessions in my room insured?

Do I need to buy a TV license?

Yes, every household or apartment in the UK must have a TV license if they intend to watch live TV. Please refer to the TV license link for further information.

What internet service do you provide?

We provide a 100mbps connection to each room with unlimited downloads, which is included in your room rate. A fair and acceptable usage policy applies.

Do I have to pay Council Tax?

No, students are exempt from paying Council Tax. Please provide the onsite team with your Council Tax exemption document, which is supplied by your university or college. Make sure the Tax-Exempt letter includes your studio room number.

What is your cancellation policy?

Who can be my guarantor?

The guarantor needs to be someone in full-time employment, either based in the UK or based in the student’s home country. For instance, the guarantor could be the student’s parent or guardian. We would need to obtain the following documents from the guarantor:

– Copy of passport or ID

– Proof of address (copy of utility bill or bank statement)

– Proof of full-time employment (only international guarantors)

All documents must be provided in English.

Can I extend my tenancy?

If you would like to extend your tenancy you must notify the Canto Court Team as early as possible to ensure your room is not let to someone else.

Can I vary the tenancy period?

Once you have signed your Tenancy Agreement you cannot shorten the tenancy period.

Living
What is the cost of the laundry?

The washing machine costs £3.20 and the dryer is £1.70. These prices are subject to change as the machines are operated by a third-party contractor, but we always advise the students at the beginning of the year of any changes in these fees.

Can I have guests to stay?

Yes, as long as they are guests and do not live permanently on the premises. This is because we need to know how many people are living in the building should anything happen. If your circumstances change, and you want your guest to stay for longer than two weeks, please arrange a meeting with the accommodation team as additional fees may apply.

Can I have a party?

Yes, we have a common room at Canto Court where we hold regular events. You are allowed to socialise in your room too, but other residents must be respected and therefore noise levels will be controlled. Please be considerate.

Between Sundays and Thursdays, we have introduced a quiet hours policy between 10pm to 8am so that everybody has a chance to relax and study.  On Fridays and Saturdays, the quiet hours begin at midnight and end at 8am the following morning.

Can I live at Canto Court if I am not a student?

Canto Court is student accommodation and we can only accommodate full-time students and post graduate students.

Is there a car park?

There are no parking facilities provided at Canto Court, however, we are based in central London (zone 1) and very close to public transport links.

Can I smoke in my room or in the building?

Canto Court is a non-smoking building. We have a designated smoking area outside in the courtyard, but please always be respectful to other students that don’t smoke.

Can I receive post and parcels?

Your studio has its own lockable mailbox which you will receive a key to when you check in. If any larger packages, or anything that requires a signature arrives for you, we’ll hold onto it and let you know so you can come and collect it. For security reasons, you might be asked to provide photo ID and give a signature to confirm collection. Post will not be given out to other residents on your behalf without written authorisation.

How do I report maintenance issues?

You can report maintenance issues at the front desk, or by email or phone.

What comes with the room? What will I need to purchase before the move in date?

All the rooms are fully furnished but you will need to bring your personal belongings including bedding, towels, crockery, cutlery and cooking utensils.

How secure is my room and Canto Court?

Each studio has an electronic swipe card entry/locking system so that your belongings are safe. The main door has a secure access control system and the building has CCTV cameras in common areas.

Parents
How secure is Canto Court?

Safety and security are a huge priority to us. Canto Court has electronic access control to the main doors and extensive CCTV inside and outside the building. Sophisticated fire alarm systems including heat and smoke detectors are standard, and we carry out regular fire alarm testing and evacuation drills. Canto Court has an on-site accommodation team as well as overnight security.

It’s simple – just contact the accommodation team at Canto Court to obtain the booking form which will need to be filled in with all relevant details. To secure and confirm the booking you will need to pay a £500 deposit. The deposit payment can be arranged by debit or credit card over the phone or by bank transfer. Rent payments are only accepted via UK debit cards or bank transfers.
