a) 360 Virtual Tour – an interactive digital tour of our buildings; you’ll find these across our website
b) Remote Viewing – a hosted viewing on a platform like WhatsApp, Skype or FaceTime, where you’ll be shown around one of our deep cleaned show-studios (9am – 6pm, by appointment only)
c) In-person Viewing – a socially distanced in-person tour around one of our deep cleaned show-studios (9am – 6pm, by appointment only)

We will certainly try to accommodate any requests to be in a room near to friends. The sooner you book, the better the chance of us having neighbouring rooms available. We need to know your friend’s name and we also need written confirmation from them that they want to be close to you!
You will be able to view the tenancy agreement upon enquiring to book with us. We will then send your finalised tenancy agreement within 48 hours of receiving your completed paperwork as well as the deposit payment.
We offer 2 instalment types:
– 1 Full instalment (there’s no discount available for paying upfront in full)
– 3 instalments
The first instalment must be paid 10 days before the tenancy begins in September.
Your security deposit is registered by us with DPS (Deposit Protection Service). It covers any potential damages and end of tenancy cleaning costs that might occur. We will return the deposit within 30 days of your move-out date, provided there are no damages, or outstanding rental fees due.
We accept security deposit payments by debit/credit cards over the phone, at reception, or, alternatively, by bank transfer. Please contact the accommodation team for our bank details.

The rent covers your room, all utility bills such as electricity, hot water and heating, basic contents insurance cover and use of the communal facilities. It also includes your 100 Mbps broadband and Wi-Fi connection.

Yes, every household or apartment in the UK must have a TV license if they intend to watch live TV. Please refer to the TV license link for further information.
We provide a 100mbps connection to each room with unlimited downloads, which is included in your room rate. A fair and acceptable usage policy applies.
The upgrades available for your internet package are as follows;
- 200Mb for 12 months is £0
- 250Mb for 1 week is £10
- 250Mb for 4 weeks is £25
- 250Mb for 3 months is £55
- 250Mb for 6 months is £95
- 250Mb for 12 months is £150
*This allows a maximum of 8 devices.
4 Connect Plus allows unlimited devices for a one-off payment of £25.

No, students are exempt from paying Council Tax. Please provide the onsite team with your Council Tax exemption document, which is supplied by your university or college. Make sure the Tax-Exempt letter includes your studio room number.

The guarantor needs to be someone in full-time employment, either based in the UK or based in the student’s home country. For instance, the guarantor could be the student’s parent or guardian. We would need to obtain the following documents from the guarantor:
– Copy of passport or ID
– Proof of address (copy of utility bill or bank statement)
– Proof of full-time employment (only international guarantors)
All documents must be provided in English.
If you would like to extend your tenancy you must notify the Canto Court Team as early as possible to ensure your room is not let to someone else.
Once you have signed your Tenancy Agreement you cannot shorten the tenancy period.
Unfortunately, we do not.
We don’t take anyone below the age of 18, but on a case by case basis we may use our discretion to accept someone who is 17 provided that they turn 18 in the first 3 months of the term.
You will need to get in contact with us to schedule an appointment during a 48 hour period prior to your departure date or you will need to be available between Monday – Friday 9.00am to 5.30pm. The checkout time on your agreed departure date is at 10.00am.
Upon the checkout inspection of your room, any damage that might be found in your room will be charged according to your check in inspection notes. Any replacement or damages will be notified to you and will be taken out of your deposit.
It is the student’s responsibility on or before the departure date to arrange a deep clean of the room, you can conduct the clean of the room yourself which must be up to a professional standard or you can arrange the clean with a professional cleaner. We can recommend the contact information of a professional cleaner should you wish to use their services.
Yes, we only accept applications from full time students who are associated with further or higher education at a recognised institution in the London area.
The washing machine costs £4.00 and the dryer is £2.40 – starting from September 1st 2023. These prices are subject to change as the machines are operated by a third-party contractor, but we always advise the students at the beginning of the year of any changes in these fees.
Yes, as long as they are guests and do not live permanently on the premises. This is because we need to know how many people are living in the building should anything happen. If your circumstances change, and you want your guest to stay for longer than two weeks, please arrange a meeting with the accommodation team as additional fees may apply.
Yes, we have a common room at Canto Court where we hold regular events. You are allowed to socialise in your room too, but other residents must be respected and therefore noise levels will be controlled. Please be considerate.
Between Sundays and Thursdays, we have introduced a quiet hours policy between 10pm to 8am so that everybody has a chance to relax and study. On Fridays and Saturdays, the quiet hours begin at 11pm and end at 8am the following morning.

Canto Court is student accommodation and we can only accommodate full-time students and post graduate students.
There are no parking facilities provided at Canto Court, however, we are based in central London (zone 1) and very close to public transport links.
Canto Court is a non-smoking building. We have a designated smoking area outside in the courtyard, but please always be respectful to other students that don’t smoke.
Your studio has its own lockable mailbox which you will receive a key to when you check in. If any larger packages, or anything that requires a signature arrives for you, we’ll hold onto it and let you know so you can come and collect it. For security reasons, you might be asked to provide photo ID and give a signature to confirm collection. Post will not be given out to other residents on your behalf without written authorisation.
You can report maintenance issues at the front desk, or by email or phone.
All the rooms are fully furnished but you will need to bring your personal belongings including bedding, towels, crockery, cutlery and cooking utensils.
Each studio has an electronic swipe card entry/locking system so that your belongings are safe. The main door has a secure access control system and the building has CCTV cameras in common areas.
Safety and security are a huge priority to us. Canto Court has electronic access control to the main doors and extensive CCTV inside and outside the building. Sophisticated fire alarm systems including heat and smoke detectors are standard, and we carry out regular fire alarm testing and evacuation drills. Canto Court has an on-site accommodation team as well as overnight security.

It’s simple – just contact the accommodation team at Canto Court to obtain the booking form which will need to be filled in with all relevant details. Alternatively you can complete the booking form on our website to save some time! To secure and confirm the booking you will need to pay the £250 security deposit. The deposit payment can be arranged by debit or credit card over the phone or by bank transfer. Rent payments are only accepted via UK debit cards or bank transfers.
