  • When can I tour the facility?
    • We are happy to invite you for a viewing on any day of the week between 8am and 6pm. 
  • Can I live near my friends?
    • We will certainly try to accommodate putting you in a room near your friend. The sooner you book, the better the chance of us having neighbouring rooms available. We need to know your friend's name and need written confirmation from them that they want to be close to you!
  • When will I receive the tenancy agreement?
    • We will send your tenancy agreement within 48 hours of receiving your signed and completed paperwork and deposit payment.
  • When do I need to pay my first rental instalment?
    • We offer 2 instalment types:

      - 1 Full instalment (no discount available for paying fully upfront)
      - 3 instalments

      The first instalment must be paid 10 days before the tenancy begins.

  • What does my deposit cover & when will I get it back?
    • Your deposit is registered by us with DPS (Deposit Protection Service). It covers any potential damages, cleaning costs that might occur. We will return the deposit within 30 days of your move out date, provided there are no damages, or outstanding rental fees due. 
  • How can I pay my deposit and the rent?
    • We accept payments by debit/credit cards over the phone, or at reception, or alternatively by bank transfer. Please contact the accommodation team for our bank details. 
  • When can I move in?
    • Tenancies start from the 11th September 2017. Please contact our accommodation team for more details and availability.
  • What does the weekly rent cover?
    • The rent covers your room, all utility bills such as electricity, hot water and heating, basic contents insurance cover and use of the communal facilities. It also includes your 100 Mbps broadband and Wi-Fi connection. 
  • Are my possessions insured in my room?
    • Yes, we have an agreement with Endsleigh Insurance who provide room contents cover up to £7,500. The full insurance policy is available on request.
  • Do I need to buy a TV license?
  • What internet service do you provide?
    • We provide a 100mbps connection to each room with unlimited downloads. A fair and acceptable usage policy applies.
  • Do I have to pay council tax?
    • Students are exempt from council tax, so no, you do not have to pay it.  Please provide the onsite team with your Council Tax exemption document, which is provided by your university or college.   
  • What is your cancellation policy?
  • Who can be my guarantor?
    • The guarantor needs to be someone in full-time employment, either based in the UK or based in your home country. Your guarantor could be your parent or guardian for instance.
  • Can I extend my tenancy?
    • If you would like to extend your tenancy you must notify the Canto Court Team as early as possible to ensure your room is not let to someone else. 
  • Can I vary the tenancy period?
    • Once you have signed your Tenancy Agreement you can not shorten the tenancy period.
  • What is the cost of the laundry?
    • The washing machine costs £2.90 and the dryer is £2.50
  • Can I have guests to stay?
    • Yes, so long as they are guests and do not live permanently on the premises. This is because we need to know how many people are living in the building should anything happen. If your circumstances change and you want your guest to stay for a little longer, please arrange a meeting with the accommodation team.
  • Can I have a party?
    • Yes, we have a common rooms at Canto Court where we hold regular events. You are allowed to socialise in your room too, but other residents must be respected and therefore noise levels will be controlled. Please be considerate.
  • Can I cancel my room?
  • Can I live at Canto Court if I am not a student?
    • Canto Court is a student accommodation and so we can only accommodate full-time students and post graduate students.
  • Is there car parking?
    • We are so close to public transport links we decided not to provide parking at Canto Court.
  • Can I smoke in my room or in the building?
    • Canto Court is a non-smoking building.
  • What comes with the room? What will I need to purchase before the move in date?
    • All the rooms are fully furnished but you will need to bring your personal belongings including bedding, towels, crockery, cutlery and cooking utensils.
  • How secure is my room?
    • Each studio has an electronic swipe card entry/locking system so that your belongings are safe. 
  • How secure is Canto Court?
    • Your safety and security is our number one priority. Canto Court has electronic access control to the main doors and extensive CCTV inside and outside the building. Sophisticated fire alarm systems including heat and smoke detectors are standard, and we carry out regular fire alarm testing and evacuation drills. Canto Court has an on-site accommodation team and overnight security. 
  • What does the weekly rent cover?
    • The rent covers your room, all utility bills such as electricity, hot water and heating, basic insurance cover and use of the communal facilities. It also includes your 30mbps broadband and Wi-Fi connection. 
  • Who can be the guarantor?
    • The guarantor needs to be someone in full-time employment, either based in the UK or based in the student’s home country. The guarantor could be the student’s parent or guardian for instance. We would need to obtain the following documents from the guarantor:

      - Copy of passport or ID
      - Proof of address (copy of utility bill or bank statement)
      - Proof of full time employment (only international guarantors)

  • How to book a room at Canto Court?
    • It's simple - just contact the accommodation team at Canto Court to obtain the booking form which will need to be filled in with all relevant details. To secure and confirm the booking you will need to pay a £500 deposit. The payment can be arranged by credit card over the phone or by bank transfer.
